Access to Off-Market and Pre-Market Properties
Through our relationships across the industry, we can access selected residential properties that are not publicly listed, including stock released ahead of public marketing campaigns. Every property is assessed against your brief, and you purchase directly in your own name.
OMR Property has commercial relationships with builders and developers and may receive a fee or benefit in connection with some of the properties we present. We will disclose any such benefit to you in writing before you proceed.
Buying off the plan or before completion carries specific risks, including the possibility that the property is valued below the purchase price at settlement, changes to specifications, construction delays, developer insolvency, and contractual sunset clauses. We recommend you obtain independent legal and financial advice before signing any contract.
Research & Due Diligence
Properties we present are supported by market research and careful consideration of factors that may affect a property's long-term suitability and resale. This includes reviewing comparable sales, local market conditions and information relevant to the property.
Our due diligence process includes:
- Zoning & Overlay Checks: Reviewing overland flow and flood mapping, bushfire risk, heritage overlays and soil classification reports that could affect the property or its future use.
- Builder & Developer Checks: Verifying licence status and history through the relevant state building authority, reviewing completion history and past projects, and confirming that required statutory insurance is registered.
- End-to-End Inspections: Conducting physical site visits, capturing detailed photo and video records, and providing regular progress reports.
Negotiation & Coordination
We coordinate the process on your behalf, liaising with agents, developers, sales teams and other professionals to keep your purchase moving efficiently. We negotiate on your behalf on price, contract terms and conditions.
Key areas we focus on, so you can move forward with confidence:
- Deposit Terms: Where available, negotiating deposit amounts and structures, including split deposits, bank guarantees or deposit bonds.
- Contract Term Review: Reviewing key contract terms – Including sunset dates, rescission rights, variation clauses and completion timeframes – and flagging the risks they carry, so you can raise them with your solicitor.
- Inclusions & Incentives: Negotiating available builder inclusions and incentives, such as landscaping, window furnishings or air conditioning, and explaining what each is worth.
